For the first time, big-time market analysis...the kind that underpins the success of every product you can think of...reveals the buyer and seller leverage points that lay hidden within MLS data. You'll see some of those leverage points as you scroll down this and other town pages. As you do, keep these things in mind: all northern NJ towns are available; much more information is available, ABSOLUTELY FREE; and, no matter what the business, successful marketing depends upon timely and accurate, market-based information. That's what Game Changer is all about.

Notes: (1) Market trends are always confirmed by volume. In other words, if my golf scores are typically in the mid 80s, but I bring in a round at 75, that one instance doesn't make me a mid-seventies golfer...except in my dreams. (2) Condo and investor analyses are available upon request. (3) Technical information regarding the data, data calculations and interpretations is available by contacting Brian McCabe. (4) Game Changer is wholly owned by Brian McCabe, a Realtor licensed in the state of New Jersey (#0898101). Coldwell Banker Residential Brokerage neither supported the development of, nor does it have an opinion about, Game Changer information.

Note: Game Changer uses 5 percentiles to track changes in real estate prices over time...the 50th percentile (also known as the median, it is the most often used measure of price changes), plus the 20th, 40th, 60th and 80th percentiles. For example, a house that sold at the 80th percentile did so at a price that was higher than 80% of all the other houses that sold during a particular date range.

Note: Regarding the following table, Game Changer identifies a town's strongest price points by looking at price point sales volume, sale price, asking price, the amount of time it takes to sell, the number of listings that remain active, and the number that expire.

Winning is no accident!

Successful football coaches spend seemingly endless hours breaking down opponents’ game film as they look for ways to win. My “endless” hours came developing Game Changer so that I could break down real estate markets in order to help you win.

Can we build a winning strategy together?
Let's talk! There's much to gain and nothing to lose.
I want to buy a home.
I want to sell a home.
I want regular market updates.
