This page will provide you with a price-range profile of all active listings in the West Essex. In other words, you will find how many listings there are by price range...the number of houses between $200,000 and $300,00, for example...and it will be broken out by town. Whether you are a buyer or seller this is valuable information to have. Heres why. Suppose a buyers budget calls for spending between $400,000 and $500,000 on a home. Town A has 24 active listings in that price range representing 30% of the town's total listings. Town B, on the other hand, has only 4 listings in the $400,000 to $500,000 representing only about 3% of the town's total of 125 listings. This kind of scenario means: 1. There is a much stronger likelihood that a buyer will find the right house in town A than in town B. Does that mean the buyer shouldn't bother looking in town ? No, but, all things being equal, a buyer should spend more time where there are more listings. That leads to point #2. 2. More houses on the market means more seller competition for qualified buyers. Most of time that means better prices. So, use the following active listing profiles to get kind of sneak preview of what the buying and selling process might be like in a town you like.
