Price Point Profiles of
Active Listings in West Essex

This is not a detailed look at active listings in West Essex. There are many Web sites that can provide that information and I suggest that you start with the Coldwell Banker site. Not only will it provide the latest listings but it will also provide an incredibly complete array of information to make buying or selling much easier, The goal of this page is to provide you with a new way to look at the towns of West Essex and the prices of listings in those towns .

This page will provide you with a price-range profile of all active listings in the West Essex. In other words, you will find how many listings there are by price range...the number of houses between $200,000 and $300,00, for example...and it will be broken out by town. Whether you are a buyer or seller this is valuable information to have. Here’s why.

Suppose a buyer’s budget calls for spending between $400,000 and $500,000 on a home. Town A has 24 active listings in that price range representing 30% of the town's total listings. Town B, on the other hand, has only 4 listings in the $400,000 to $500,000 representing only about 3% of the town's total of 125 listings. This kind of scenario means:

1. There is a much stronger likelihood that a buyer will find the right house in town A than in town B. Does that mean the buyer shouldn't bother looking in town ? No, but, all things being equal, a buyer should spend more time where there are more listings. That leads to point #2.

2. More houses on the market means more seller competition for qualified buyers. Most of time that means better prices.

Profile Note: As of March 31, 2009 there were 422 active listings in the eight West Essex towns.
Inventories at this level can have no other affect but to depress prices as sellers compete for available buyers and, because of the inventory concentration in the $300,000 to $500,000 price range,
competition can be especially intense there.



Houses that buyers perceive as being "priced right" remain on the market for only a short time.
